M&G Real Estate, working together with developer CO—RE, has secured planning approval for the redevelopment of The Fitzrovia W1 – an 88,000 sq ft mixed-use scheme at 247 Tottenham Court Road.
Set to benefit from its proximity to the new Tottenham Court Road Elizabeth Line Station, the six-storey scheme will provide 60,000 sq ft of Grade A office space and 8,000 sq ft of retail, as well as eight homes that will be accessed by a private entrance on a rejuvenated Morwell Street.
The scheme is designed by Stiff + Trevillion. The Fitzrovia W1 has a minimum target rating of BREEAM Excellent, and the developers said has been "rigorously appraised in terms of energy use, selection of low carbon materials and its future flexibility and performance over its full life cycle".
