• Bradley Baker

    Bradley has worked in the Central London office market for over 35 years and specialises in London occupiers and how their design requirements are reflected in our developments. He is also responsible for branding and leasing. He was made an equity partner at Knight Frank in 1999 having headed the City Agency Leasing team before founding and heading the Central London Tenant Rep team. Consequently he has an inherent knowledge and perspective of what occupiers need and their decision making process, having advised major organisations on some of London’s largest transactions, including Merrill Lynch (Newgate St.), Swiss Re (the Gherkin), Citi (33 Canada Square) and M&G (10 Fenchuch Avenue).

    Bradley was voted Dealmaker of The Year by the readers of Co-Star. He was awarded an Honorary Doctorate by the Royal College of General Practitioners and holds a Land Management degree from De Montfort University.

    Bradley was appointed as the new Chief Executive of CO—RE in November 2021 having joined as a director in 2018. He is a Board member of the City Property Association. At CO—RE he has brought his specialist knowledge of occupiers and their design requirements to some of the city’s largest and most exciting new commercial developments.

  • David Ainsworth

    David cofounded CO—RE and has been a leading figure in Central London development for over forty years. He has overseen many of the capital’s most high profile schemes, securing major planning consents and delivering landmark projects including 10 Fenchurch Avenue, Watermark Place, LSQ London, 20 Ropemaker, and Lansdowne House. 

    A recognised and respected industry voice, David is a past President of the City Property Association and the Board of the London Property Alliance. He is a Fellow of both the Royal Institution of Chartered Surveyors and the Royal Society of Arts, reflecting his longstanding commitment to design excellence and leadership within the built environment.

  • David Hutton

    David is a Co-Founder of CO-RE with three decades of expertise in the London real estate market. Since 2005, he has spearheaded over 5 million sq ft of prime developments across the capital, with an investment value of over £7bn.  

    David leads Finance, Operations, and People & Culture at CO-RE, applying his strategic leadership, and pursuit of excellence, to deliver innovative world-class commercial and mixed-use projects that maximise long term value and investment returns.

  • Stephen Black

    Stephen has over 20 years’ experience in the Central London development market and is recognised for his perseverance, strong teamwork approach, high standards, and principled working style. His project portfolio includes 20 Ropemaker, Lansdowne House, 280 Bishopsgate, 16 Old Bailey and 33 King William Street. 

    He brings deep expertise in enabling developments — from planning and third party agreements to rights to light and wider neighbourly matters — consistently delivering high quality outcomes. Stephen is currently applying his values driven approach to Vista (72 Upper Ground) and 130 Fenchurch Street.

  • Luke Wainwright

    Luke has over 25 years of experience in the central London development market, providing professional services, project management, and development monitoring across the commercial, residential, and mixed-use sectors.

    He joined CO-RE in 2015 and was appointed Construction Director in 2017, where he is responsible for development strategy as well as the design and construction delivery of the company’s projects. Luke is recognised for his leadership, integrity, and commitment to delivering complex developments to the highest standards.

    Luke successfully led the delivery of CO-RE’s flagship development at 10 Fenchurch Avenue — a highly complex redevelopment in the City of London comprising approximately 650,000 sq ft — which was delivered on time & pre-let to a major UK financial institution.

    Since then, Luke has led or overseen several of CO-RE’s major projects, including Lansdowne House, 120 Fleet Street, 72 Upper Ground, and 130 Fenchurch Street.

    Luke is passionate about London and the role thoughtful development can play in enhancing the city as a place to live, visit, and do business. He has a strong interest in people and teams, working to ensure that individuals reach their full potential and believing that the best outcomes are achieved through strong collaboration and a shared sense of purpose.

  • Alex Thorpe

    Alex is a delivery focused development manager with experience across the full development cycle. She began her career at Skanska, working on major construction projects after graduating from Loughborough University with a degree in Construction Engineering Management. Since then, Alex has played a key role in the successful redevelopment of high quality commercial properties across the City of London. Her project experience includes The Monument Building, 77 Coleman Street, and most recently Stonecutter, a 13 storey office building, 100% pre let at PC. On Stonecutter, Alex served as the primary day to day client representative, guiding multidisciplinary teams through complex technical, neighbourly, and leasing challenges. 

    Alex recently secured planning consent for the major refurbishment of 21 Lombard Street, reinforcing her capability across all stages of the development process and further adding to CO-RE's 100% planning success. Known for her integrity, collaboration and positivity, she creates team environments where ideas are welcomed, communication is open, and collective success is prioritised. 

    Beyond her project work, Alex served as Vice Chair of the City Property Association’s NextGen Committee and has spoken at a number of industry events. She is passionate about building communities, not just buildings, ensuring that each project positively contributes to its wider urban, social, and cultural context.

  • George Axson

    George Axson joined CO-RE in March 2020 to reinforce the established team of commercial property specialists and support the growing pipeline of exciting Central London developments. 

    George has been instrumental to the success of many significant commercial office schemes in London since 2000; supporting British Land and LandSec in navigating complex planning applications, and successfully going on to deliver high-class office space. 

    He has played a pivotal role in assembling and leading dynamic project teams for the design, procurement and redevelopment of BBC White City, Broadcasting House, 120 Cheapside, 5 Broadgate, Triton Square, 1-2 Broadgate and 135 Bishopsgate. All schemes have been pre-let to major Occupiers and amount to over 3 million sqft of nett lettable area. 

    More recently, George has led project teams to successful planning consents for the redevelopment of 120 Fleet Street and 21 Lombard Street, and the successful design and delivery of our fully pre-let Stonecutter Court scheme.

  • Jonathan Walker

    Jonathan is an experienced Project Delivery Professional having worked in Construction, Design and Development for over 35 years. He has worked with some of London’s major Developers and has delivered many innovative and successful schemes including 80 Charlotte Street, 180 Great Portland Street and 160 Tooley Street as well as leading the development team for Pure Student Living a hugely successful Student Accommodation business.

    He brings a wealth of experience to the team across all aspects of project delivery from understanding the constructability of early design to building completions, tenant occupation and handover.

  • Jo Al-Hillawi

    Jo is a Development Manager with over a decade of experience in the Central London office market, specialising in the delivery of complex, high-profile mixed-use and commercial schemes. 

    He was the lead Development Manager for The Fitzrovia, a 120,000 sq ft mixed-use development on Tottenham Court Road, which reached Practical Completion in Q2 2025. The scheme successfully pre-let 50% of its office accommodation to FTSE 100 occupier Associated British Foods (ABF). 

    Jo also secured resolution to grant planning consent from the London Borough of Camden for Building 2 at Waterhouse Square, while concurrently reviewing the wider masterplan for the estate. Other notable projects include Lansdowne House, Berkeley Square, which achieved a 100% pre-let of the office space to Blackstone and more recently Watermark Place, a 500,000 sq ft repositioning project he is leading on.   

    In addition to his development expertise, Jo has built an extensive network across Central London agency and capital markets. This enables him to play an active role in business generation and identifying strategic growth opportunities. 

    Prior to transitioning into development, Jo worked at Knight Frank within both the Central London office agency and Capital Markets teams. He advised occupiers on real estate strategy and lease acquisitions, and later supported investors on acquisitions, disposals, and lease regears.

  • Matt Shore

    Matt is a highly respected Chartered Surveyor with extensive experience leading high-profile schemes across Central London. 

    With 15 years industry experience, Matt's expertise spans new-build developments as well as complex refurbishment, cut-and-carve, and fit-out projects. He brings a well rounded perspective and a proven ability to deliver across a diverse range of project types. 

    Matt is currently leading Lansdowne House, one of the West End’s most prominent office developments, delivering 225,000 sq ft of premium workspace pre-let to Blackstone, alongside 18,000 sq ft of retail and restaurant accommodation. 

    Matt believes that project success is driven by the strength of the team and the quality of relationships within it. Matt is committed to fostering a shared vision for excellence, building strong partnerships with stakeholders, and promoting a collaborative approach at every stage of project.

  • Dolunay Dogahan

    Dolunay joined CO-RE in September 2021 and has since played a key role in the development of large-scale, new-build office projects in the City of London, including 120 Fleet Street and, currently, 130 Fenchurch Street. 

    With a background in architecture and prior experience across both architectural practice and publishing, Dolunay brings a cross-disciplinary approach to her projects. Alongside her professional work, she is also a painter. She is Chair of the London Property Alliance (LPA) NextGen Committee, a member of the NLA Expert Panel on Work, and serves as an External Advisory Board Member for the Welsh School of Architecture.  

  • Joe Andrews

    A graduate of the University of Exeter with a BSc in Business Economics, Joe began his career at a residential property developer before relocating to London to work on a range of new build and refurbishment projects, spanning a variety of sectors.

    Joe has since built a strong track record of complex commercial developments, working collaboratively with multidisciplinary teams and stakeholders to help shape successful delivery. His approach is underpinned by a clear sense of ambition—continually striving to achieve excellent outcomes through every stage of the development lifecycle.

    Joe is currently leading the delivery of 25 St. George Street, a scheme set to provide best-in-class office space in one of the West End’s most sought-after locations. The development incorporates timber frame construction to the top two floors, as well as targeting exemplary sustainability accreditations. Joe is also working on the sensitive refurbishment of Watermark Place, where close collaboration with an in-situ tenant is critical to the success of the project.

  • Dom Jacklin

    Dom joined CO-RE in October 2024 as a Senior Project Manager, bringing commercial development experience spanning new builds to heritage refurbishments, covering all stages of the development cycle. With degrees in Mechanical Engineering and Construction Project Management, Dom has a track record of collaboratively managing teams to tackle complex developments, including 101 Moorgate, 1 Liverpool Street, and Waterhouse Square. He is currently working on Project Vista, the redevelopment of the former London Television Studios.
