Supply of Grade A office space has hit a critical low point, with vacancy rates widely forecast to hit 0% in 2027 and crucially remain at 0% throughout 2028 which will result in significant jumps in rental levels as companies compete for the best space.

Office quality continues to be a critical differentiator in sectors competing for top-tier professionals, making exceptional design, premium amenities and well‑connected locations vital.

Occupiers are making their offices work harder, using them to reflect and promote their brand and values, as well as to support them in the ongoing war for talent. Tenants are also demonstrating that they are willing to pay premium rents to secure space that helps them achieve these objectives.
