2026 is set to bring the office rebound, as Estate Gazette shares industry leaders’ insights and predications for the year ahead

Ready for the 2026 office rebound? Estates Gazette has shared how quality, retrofit and selectively will define the UK workspace market in the coming months. 

Bradley Baker, chief executive of CO—RE shared what he predicts for year ahead:

“The supply and demand dynamics are such that we will see a continuation of the strong rental growth story for quality offices in good locations across central London, at the highest growth rates we have seen since the late 1980s.

Tenants are prepared to look further ahead and are paying premium rents in order to secure offices which promote and reflect their brand values whilst also helping to attract and retain the best talent. This points to an increasing number of pre lets taking place in 2026, with the time lag on new schemes exacerbating the situation.”
